Built for Lake Tahoe. Built to Last.

A mooring that works perfectly in a forgiving lake may fail catastrophically at Lake Tahoe. Abrasive granite sand, the unpredictable Washoe Zephyr, and strict TRPA regulations demand a purpose-engineered system designed by someone who knows these waters intimately. We handle the entire installation from design to deployment — no subcontractors, no hand-offs, no gaps in accountability.

⚠️ Why Generic Mooring Systems Fail at Lake Tahoe

Standard mooring hardware sold at marine supply stores is designed for average conditions — calm freshwater lakes, forgiving silty bottoms, moderate winds. Lake Tahoe has none of those. Granite sand grinds down undersized chain in a single season. The Washoe Zephyr generates shock loads that snap inadequately sized shackles. And TRPA regulations require specific installation standards that off-the-shelf systems often don’t meet. Getting it right from the start costs far less than replacing a failed system — or losing your boat.

Complete Installation Services

Every installation is handled entirely by our team — from the first site assessment to the final verification dive. You work with one company, one point of contact, start to finish.

📐

Full System Design & Engineering

Every mooring we install starts with a site-specific design. We assess your location’s depth, bottom composition, wind and fetch exposure, boat size and weight, and TRPA permit requirements before a single piece of hardware enters the water.

The design process determines the correct block weight, chain sizing, swivel specification, scope calculation, and pennant configuration for your exact mooring location — not a generic template.

  • Site depth and bottom composition assessment
  • Wind and fetch exposure analysis
  • Boat size and displacement calculations
  • Correct scope and chain sizing for your location
  • Full hardware specification before installation begins

Mooring Block Installation

Our team handles the complete block fabrication and installation in-house. We pour, cure, and place mooring blocks sized for your specific load requirements, then set them to the correct depth and orientation on the lakebed.

Proper burial depth and orientation are critical at Tahoe — a block sitting proud on the granite bottom provides far less holding than one properly set. We verify placement with an immediate post-installation dive before the system is considered complete.

  • Block fabricated and sized for your specific load
  • Proper burial depth and lakebed orientation
  • High-strength stainless steel eye-bolt installation
  • Post-installation verification dive included
  • Photographed and documented for your records

Hardware Supply & Assembly

We supply all hardware — chain, shackles, swivels, mooring balls, and pennants — selected and sized specifically for Lake Tahoe conditions. We do not use standard hardware store components or undersized marine hardware.

Every shackle is properly moused with stainless steel safety wire. Every swivel is tested for free rotation before installation. Every chain link is the correct grade for the load it will carry.

  • Commercial-grade chain sized for Tahoe abrasion
  • Oversized shackles with stainless safety-wire mousing
  • High-quality swivels tested for free rotation
  • Properly sized mooring ball for your boat’s freeboard
  • Chafe-protected pennant with correct thimbles

TRPA Permit Assistance

Installing or replacing a mooring on Lake Tahoe requires TRPA approval. The permitting process involves specific documentation, location surveys, and compliance with the 2018 TRPA Shoreline Plan that capped total moorings on the lake.

We guide you through the entire permit process — from initial application to final approval — so your mooring is fully legal and protected from enforcement action. A permitted mooring also has clear transfer rights if you sell your property.

  • Full TRPA permit application assistance
  • Location survey and documentation
  • Compliance with 2018 Shoreline Plan requirements
  • Permit tag installation and registration
  • Guidance on transfer rights for property sales

Why Lake Tahoe Demands Specialized Installation

🌊 Washoe Zephyr Wind Loads

Gusts to 40+ mph create sudden, extreme shock loads on mooring systems. Hardware must be significantly oversized relative to your boat’s displacement to handle these dynamic loads safely — not just the boat’s static weight.

🪨 Granite Sand Abrasion

Tahoe’s lakebed acts like industrial sandpaper on mooring chain. Bottom chain must be a heavier grade than standard specifications to account for accelerated abrasion wear — undersized chain can fail in as little as two seasons.

📏 TRPA Regulations

Lake Tahoe’s 2018 Shoreline Plan capped total permitted moorings. New installations, replacements, and relocations all require proper TRPA permits. An unpermitted mooring is subject to removal and fines regardless of how long it has been in place.

Our Installation Process

1

Site Assessment & Consultation

We start with a conversation about your boat, your location, and your goals. Then we conduct an in-person site assessment — evaluating depth, bottom composition, fetch exposure, neighboring moorings, and access — to determine the optimal system design for your specific situation.

2

System Design & Hardware Specification

Based on the site assessment, we design your complete mooring system — block weight, chain grade and length, shackle sizing, swivel specification, ball selection, and pennant configuration. We present the full specification to you before any work begins so you understand exactly what you are getting and why.

3

TRPA Permit Application

We prepare and submit your TRPA permit application with all required documentation. Permit timelines vary, so we initiate this step early in the process. We keep you updated on status and handle any requests for additional information from the agency.

4

Block Fabrication & Staging

Once permitted, we fabricate your mooring block to the specified weight and dimensions, install the stainless steel eye-bolt assembly, and stage all hardware for installation day. Everything is inspected and ready before we get on the water.

5

On-Water Installation

Our team deploys everything from our service vessel. The block is set to the correct depth and orientation, chain is assembled and connected with properly moused shackles, swivels are installed and tested, the ball is rigged, and the pennant is configured for your boat’s cleat arrangement.

6

Verification Dive & Documentation

Before we leave the water, we conduct a verification dive to confirm the block is correctly positioned, all hardware is properly secured, and the system functions as designed. You receive complete photographic documentation of the finished installation — including block placement, all hardware connections, and overall system layout.

💡 Replacement & Upgrade Installations

If you have an existing mooring that needs a new block, a full hardware upgrade, or a complete system replacement, we handle those too. We start with an inspection of what’s in place, advise on what can be retained versus replaced, and give you a clear proposal before any work begins. No surprises.

TRPA Compliance — Don’t Skip This Step

Mooring permits on Lake Tahoe are tightly controlled. Here is what every boat owner should know before installing or modifying a mooring.

The 2018 Shoreline Plan Cap

The TRPA’s 2018 Shoreline Plan placed a hard cap on the total number of moorings permitted on Lake Tahoe. This means new mooring permits are limited — and existing permitted moorings have real value. If you own a permitted mooring, that permit is a transferable asset tied to your property.

Unpermitted moorings — including those that predate the cap — are subject to enforcement action. TRPA boat crews actively survey and mark non-compliant buoys each season.

What Requires a Permit

  • Any new mooring installation
  • Replacement of an existing mooring block
  • Relocation of an existing mooring
  • Significant hardware modifications
  • Transfer of mooring rights with a property sale

We handle the paperwork, coordinate with TRPA, and make sure your installation is fully compliant from day one.

What Our Customers Say

“Scott designed and installed our new mooring from scratch — site assessment, TRPA permit, block installation, all the hardware. Everything was explained clearly before work started and documented thoroughly when it was done. Two seasons in with zero issues, even after some serious Zephyr events.”

— Robert H., Carnelian Bay

“We had an old unpermitted mooring when we bought the property. Scott helped us navigate the TRPA process, replaced the entire system, and got us fully permitted and compliant. The peace of mind knowing it was done right — and legally — was worth every dollar.”

— Patricia M., Incline Village
